We don’t sell properties, but exclusively rent and manage residential properties. We manage your investment property with the same respect that other agencies treat their property sales. In fact, we treat your rental property exactly the same way we treat our own. We are part of Australia’s leading independent group of property investment strategists, which means we really understand what investors want and need.
Every property is different and most landlords’ requirements are different. We use the latest technology to run one of the most efficient real estate offices in Australia so we can pass these savings on to you. We have a range of services, depending on your needs, and tailor our fees accordingly.
Depending on where your property is located we will honestly advise you if we are in a position to successfully manage your asset. We are not in the business of taking on properties in areas that we are not capable of servicing. We currently manage properties in many Melbourne, Sydney and Brisbane suburbs. We use the latest technology to remain in contact with tenants and landlords and because of our direct debit or rent card facilities; our tenants are not inconvenienced by having to come to our office personally.
We start marketing your property the moment you place it in our hands. It will immediately be cross matched with all prospective tenants on our database and circulated to our team of specialist leasing agents who show properties 6 days a week. It will quickly appear on major rental property websites. While there may be seasonal factors as well as fluctuations in supply and demand caused by economic forces outside our control, we devote all our resources into getting you the most suitable tenant in the shortest time possible for the highest rent possible.

We attract our tenants from a variety of sources which means that it is not necessary to have our offices near your investment property:

  • The vast majority of our enquiries come from Internet advertising.
  • Our prominent “for lease” boards generate a lot of enquiries.
  • Our database of prospective tenants from open for inspections, existing tenants currently vacating and general tenant enquiries.
  • Our extensive list of executive and corporate clients who rely on us for their accommodation needs.
  • All major relocation agencies who require “up market” accommodation for their corporate clients.
We adopt a strict screening process which aims to obtain the best possible tenant for your property. Our detailed application form enables us to establish current and previous tenancy and employment history. We also complete a check on the National Tenancy Database, a service only available to agents. This can protect you from poorly qualified tenants. Once all this information has been obtained, we contact you to discuss the application on its merits, and the final choice of the tenant is your decision.

Unfortunately, no agent can guarantee that because sometimes something totally unforeseen can go wrong for the tenant, such as a change in employment circumstances or a marital breakup. The keys to reducing the possibility of these incidents occurring are:

  • Careful tenant selection.
  • Strict arrears control.

Metropole use both of these tools to minimise the chance of loss to the landlord. You can insure yourself against these occurrences by taking out landlord insurance which we can arrange for you.

Our computer system produces daily reports to show any tenants who have not paid their rent. We then use strict arrears control procedure including SMS messages, personal contact, emails and reminder letters to ensure the tenants pay their rent. The key to arrears management is systematic, timely and frequent monitoring of rent payments. If they don’t respond to these reminders we serve them a further warning letter, explaining that if they fail to pay they will be served with a Termination Notice.
Yes, Metropole Property Management is definitely a licensed real estate agency and members of the R.E.I.V, R.E.I.N.S.W and R.E.I.Q as well as the P.I.P.A. All rentals go into a trust account to protect your interests and we carry professional indemnity insurance.
You have the full freedom in appointing your selling agent, keeping in mind that the lease is ongoing. We are able to assist you in choosing the appropriate selling agent through our vast industry contacts and as we are not affiliated with any chain we can give you independent advice.
By law you have the right to transfer from agent to agent at any stage but remember that while a lease is current, you must honour your obligations to the tenant, irrespective of your agent. If at any time you are not satisfied with our services you can move your property to another agent, but with our positive approach and Guarantee of Service, we feel this is unlikely to happen.
You can choose to have as little or as much input in the management of your property. Your requirements will be discussed with you in detail and once agreed, we will ensure they are met.
Other than fees associated with the re-leasing of your property, our fees are charged on the rental received from the tenant. So no rental income for you means no fee for us. Remember our fees are a direct reflection of your rental income and with property management being our main source of income (as opposed to your traditional real estate office) the pressure is on us to perform.
Unlike some other real estate offices, we will pay you shortly after your tenant’s rent clears the bank account. We use direct debit from the tenants account or a rent card to give tenants more flexibility and convenience in paying their rent and our electronic banking facilities ensure that rents are processed daily and landlords are paid electronically at the press of a button.
You must maintain your own insurance cover on the building, contents and public liability. If the property is a Strata unit, the Body Corporate / Owners Corporation may insure the building, but you should have contents insurance for the carpets, blinds, curtains, light fittings and any appliances inside the unit. Your Landlords insurance will also have a level of liability cover and some policies offer a loss of rental component. The tenant is responsible for their own personal effects but not for the landlord’s belongings.
For your convenience, we would be delighted to arrange the payment of all of your property related expenses, such as Rates, Body Corporate Fees, Insurance etc to be deducted from your rental income. This will allow you to enjoy a worry free investment. This service is provided to you at no additional cost.
