As Metropole specialises in property management our vacancy rate is considerably below the market average, our tenants stay an average of 2 years and our properties lease 10 days faster than the market average.



To ensure prompt payment we offer tenants a variety of ways to pay their rent including direct debit from their bank accounts and a convenient Rent Card that allows them to pay by phone, internet, B-Pay or at any post office. We then promptly deposit your money electronically into your account and send you a monthly Rent Statement by email, detailing all rent collected and disbursements made on your behalf.

Metropole Property Management has a strict arrears control procedure to ensure you don’t miss out on rent money. We review arrears daily and have a system of regular contact with tenants to ensure they pay their rent. If they fail to pay after 14 days, they will be served with a Termination Notice. This notice usually brings prompt results, but if it doesn’t work, we will contact you to discuss whether to proceed with the termination of the tenancy or whether to allow the tenant more time to pay the outstanding rent.


We carry out regular internal and external inspections for our Landlords and provide a written report and advise on the condition of your property. We also take photos to minimise disputes with the tenants. Our timely programmed inspections and detailed condition reports with recommended routine maintenance will ensure that your property remains well looked after and obtains top rentals.

We conduct inspections at the beginning of the tenancy and take photographs to minimise disputes at the end of the tenancy. We include periodic inspections of your property in our management fee. At the end of a tenancy we will again inspect your property and ensure the tenant leaves the property in a clean and tidy condition. We also determine any renovation work necessary, re-assess the rental and advise you on any suggested increase.


We ensure we maintain timely communications with our landlords. We guarantee you professional and courteous service at all times by being readily available to talk through your needs and most importantly being your eyes and ears at your property.

We also offer a free appraisal of the market rent each year. To maximise your returns and minimise vacancies, we advise you of the market rent of your property and suggest rent increases if appropriate. End of year financial report for taxation purposes.


We can help you maximise returns through careful tenant selection. Our specialist property managers are totally focused on finding you the best tenant in the shortest possible time. We do not hand out keys, but conduct open for inspections and private appointments which provides us with the opportunity to interview prospective tenants. Detailed screening including a 100 point identity check and a National Tenant’s Database check which minimises the risk of poor tenants.

While we cannot guarantee that your property will never be vacant, we will minimize vacancy periods by advertising widely on the internet as well as in the papers if necessary and through our conjunctional estate agents and relocation agencies. We will hold ‘open for inspections’ – and personally escort all prospective tenants through your property and then attend to tenancy applications promptly and contact you for instructions.
